Purchasing a property with us means obtaining a full service from start to finish. We will organise viewings and obtain further detailed information on any property of interest to you. If you decide to go ahead with a property purchase and a sale is agreed between yourself and the “vendor” (seller) we can then introduce you to an English speaking lawyer who will provide you with a 30 minute introductory appointment free of charge. If you are happy to continue, he will undertake a full search on the property to confirm to you that it is free of any debts. He will then draw up a private sales contract (plus inventory if applicable) for your and the vendors signatures.
We can help you open a Spanish bank account and, should you require one, we can provide you with information regarding mortgages. We work with a number of reliable and competitive banks.
Once everything is to your satisfaction the private sales contract is forwarded to you for your approval and signature, along with the inventory if applicable. Once signed you then pay a deposit which is held in a mutual account, not given to the vendor. At this point contracts will have been exchanged and the property cannot be sold to anyone else. A final completion date will also be agreed and incorporated into the contract.
On completion we will accompany you to inspect the property for a final time before the full purchase is complete, to your Spanish bank to assure that all monies are ready, to your lawyer to discuss the final completion and sign all direct debit forms and finally to the Notary along with your lawyer and bank manager to sign the Deeds and pay the balance of the purchase monies. Full vacant possession of the property will be given to you immediately after this.
Once the property is yours we can still help you by offering you a complete Property Caretaking Service. This includes inspections of your property whilst you are not here, key holding, organising any repairs, turning on and off of appliances (electric, gas, water, heating etc) around your visits, an excellent cleaning and laundry service and taxi transport to and from the airport or car hire for your stay. These are just some of the jobs we can organise for you within our Caretaking Service.
Should you be considering moving to Mallorca on a permanent basis, our team of professionals can advise you and help you with this procedure e.g. legal documentation, purchasing a car, installation of a telephone and internet connection, translation work etc.
If you are thinking of doing some home improvements e.g. bathroom, kitchen reform work, painting, terrace extensions, etc. or simply require a little help we are here for you. We will obtain you quotes and once approved by you we can see the works through on your behalf should you not be here.
Finally, if you decide to sell your property we will provide you with a free valuation and, only when agreed by yourself, will place your property on the open market and do our utmost to achieve a quick sale, helping you throughout the whole selling procedure.
